Data Centers and Your Water: What Northern Virginia Homeowners Should Know

If you live in Northern Virginia, you already know the giant windowless buildings going up along Route 28, around Ashburn and Sterling, and now pushing west toward Gainesville, Haymarket, and Manassas. What you may not know is that this region is the largest data center market on the planet. A big share of the world’s internet traffic runs through Loudoun County’s “Data Center Alley,” and the buildout has been spreading south and west into Prince William County, right in our backyard.

Those buildings do not just use electricity. They use water, a lot of it, and that raises a fair question for local homeowners: what does the data center boom mean for what comes out of my kitchen tap? Here is a straight, no-hype look, from a local contractor who installs water treatment for Northern Virginia families every week.

Why data centers are so thirsty

Servers run hot, and the cheapest way to keep them cool is evaporative cooling, essentially large-scale swamp coolers that spray water and let it evaporate to carry heat away. The catch is that most of that water, roughly four fifths, evaporates into the air instead of going back into the local system.

The numbers are hard to picture. A single large “hyperscale” facility can use in the neighborhood of a few million gallons a day, on par with a small town. Nationally, data centers used an estimated 17 billion gallons in 2023, and industry projections have that climbing sharply over the next several years. Closer to home, reporting has found that Northern Virginia’s 300-plus data centers used close to 2 billion gallons in a single recent year, up more than 60 percent in just a few years. Many of them pull from the same municipal systems and groundwater that serve neighborhoods in Loudoun, Prince William, and Fairfax.

Two ways it can reach your tap

There are really two separate concerns, and it helps to keep them apart.

1. Quantity, the strain on the system. When a handful of very large customers pull heavily on a water system, especially during hot summer stretches when demand peaks, it leaves less margin. Aging pipes and treatment plants across the region are already stretched. When flow and pressure swing, sediment that normally sits quietly in the mains can get stirred up, and disinfection has less room for error. It also tends to push rates up over time as utilities pay to expand capacity, which every ratepayer helps fund.

2. Quality, what is in the water. Cooling water does not come out the same as it went in. As it cycles, minerals concentrate, so total dissolved solids climb. Facilities add treatment chemicals to fight bacteria and corrosion, and internal corrosion can release trace metals like copper, zinc, and chromium. There is also growing attention to PFAS, the “forever chemicals” that can be present in some industrial cooling fluids and components. None of this means your water is unsafe today, but it does mean the chemistry of the regional supply is getting more complex, and older treatment plants were not designed with this profile in mind.

City water and private wells are not the same story

If your home is on municipal water in Manassas, Woodbridge, Gainesville, or Fairfax, your utility treats and tests the supply, and you are protected by federal standards. The realistic issues for you are taste and odor from chlorine or chloramine, hardness and scale, the occasional sediment event, and a small but real interest in contaminants like lead in older homes and PFAS from new industrial sources.

If you are on a private well in Fauquier County, around Warrenton or Bealeton, or in the rural stretches near Haymarket, the picture is different. Nobody tests your water but you. Wells draw from the same groundwater that heavy industrial users tap, and well water is unregulated, so testing is not optional, it is the only way to know what you are drinking.

What you can actually do about it

You cannot control the regional water supply. You can completely control what comes out of your own taps. Here is the practical path we walk homeowners through.

1. Read what your utility already publishes. Every municipal water provider issues an annual water quality report, sometimes called a Consumer Confidence Report. It lists what has been detected in your supply. It is free and worth ten minutes.

2. Look up your area. The Environmental Working Group keeps a national tap water database and contamination maps where you can search your city and see what has been reported locally.

3. Test your actual tap. Utility reports are system-wide averages, and they do not capture what happens between the plant and your faucet, or anything about a private well. We collect a sample of your water and send it to a certified lab. Those results tell us exactly what is in your water, hardness, chlorine, metals, nitrates, and contaminants like PFAS and lead, so any recommendation is based on numbers instead of a guess.

4. Treat for what you actually have. Once we know the water, the fix is usually straightforward:

  • A whole-house water filter handles chlorine, chloramine, sediment, and taste and odor at every tap in the home.
  • A reverse osmosis system at the kitchen sink is one of the most effective ways to remove PFAS, lead, arsenic, nitrates, heavy metals, and high total dissolved solids from your drinking and cooking water.
  • A water softener takes care of the hardness and scale that are common across our area, protecting your appliances and fixtures.

Many Northern Virginia homes end up with a combination, a softener for the whole house, filtration for taste and sediment, and reverse osmosis at the tap for the cleanest possible drinking water.

The bottom line

The data center boom is not slowing down, and Northern Virginia is at the center of it. That does not mean you should panic about your water. It means it is a smart time to actually know what is in it, rather than assume. Whether you are on city water in Manassas or a well outside Warrenton, a lab test settles the question, and the right system gives you clean, great-tasting water no matter what the regional supply is doing.

Are data centers making my tap water unsafe?

Not on their own, and not today. Municipal water in Northern Virginia is treated and tested to federal standards. The concern is longer-term: heavy industrial demand strains aging infrastructure and adds complexity to the regional supply. The way to know your specific water is to test it, especially if you are on a private well.

Does reverse osmosis remove the contaminants people worry about?

Yes. A quality reverse osmosis system removes contaminants down to the molecular level, including PFAS, lead, arsenic, nitrates, heavy metals, and high total dissolved solids.
